Frequently Asked Questions
What Do Vendor Advocates Do?
A vendor advocate helps you to sell your property. From the initial strategic planning phase, followed by the campaign and the negotiation process, through to settlement day, they support you every step of the way. They help you prepare the property, interview the prospective selling agents, and receive their tender, proposal documents and recommendations on the sales process.
How much do a Vendor Advocate's fees cost?
Having a Vendor Advocate involved in your sales campaign comes with no extra cost.
We are paid by way of commission sharing with the selected selling agent. The real estate industry can feel inundated with information, and the team you appoint around must be you on your side. Having an independent real estate professional when you sell a property means that the sole focus will be on achieving the absolute maximum sale price for your home.
What mistakes should I avoid when selling?
1. Choosing the wrong agent
This mistake can often be one of the more costly, and in the current market, it’s even more critical to find the best real estate agent to sell your home. When we go to tender on behalf of you to different selling agents, we research all available options and ensure we are shortlisting the right agents.
2. Over-capitalising on renovations and repairs pre-sale
Your vendor’s advocate will provide advice and recommendations on the necessary work required before putting the property onto the market to avoid unnecessary costs.
3. Not pricing your property correctly to engage the market
The price at which your property is marketed is essential to get the best possible outcome. Most agents will tell you that the #1 mistake vendors make when selling their property is overpricing.
Properties must be priced at market value and cannot be underquoted (which is illegal in Victoria). A seller’s advocate will be able to guide you on an ethical and fair pricing strategy for your campaign.
