Frequently Asked Questions
What to consider when choosing a buyers agent?
The most important aspect of selecting a Buyer’s Agent to represent you is to choose someone that you feel has completely understood your property buying goals.
Another crucial component of the selection process would be to meet with the person, either in person, by phone or by video call (we often run our initial consultations from Zoom). Always ask for case study examples of their previous experience and relevant real-time examples of past results. You want to ensure you are engaging with someone who can assist you to make smart property decisions, and who understands market value.
What are the benefits of using a buyers' agent?
There are many benefits to using Buyer’s Agents. Below, we have just detailed a couple of the common ones:
- Asset selection: this is imperative to understanding the value of Buyers Agents. Good Buyers Agents will know what is a “good property” and what is not a smart property investment. This skillset and understanding will be central to the capital growth of your property over the length of your ownership.
- Saves you time: searching for properties, having onerous conversations with real estate agents and spending your weekends attending open-for inspections and auctions takes a whole lot of time, energy and extreme patience. Engaging a professional buyer’s agent can cut out all the heartache and headaches by doing this legwork for you.
- Access to off-market properties: one of the most difficult parts of securing good real estate is trying to beat your competition and other buyers. Off-market properties are a great way to purchase property with minimal to often no other competition. Due to Buyer’s agents having a large network of selling agents that they deal with across multiple markets and sub-markets means they are sent and afforded more off-market property opportunities than the average buyer.
How much is a buyers advocate fee?
Many buyers agents use different fee models for their clients. There are percentage fee models, success fee models and flat fee models.
At Raveche, we believe it important that a flat fee model is charged for our services so that there are no surprises along the way for you.
So, you will pay a portion of our agreed fee upfront and the balance is not due and payable until we secure you a property and all the terms and conditions (if any) of the contract of sale have been satisfied.
Purchasing a property can be an expensive process, our aim is always to save you as much money as possible, where possible.
